Just rewards

HFI rewards for tenants

Just Rewards WHEN YOU MOVE - £150 just for leaving your property clean, clear and in good repair when you move.

When you move HFI will inspect the property and tell you if you will get the Just Reward. If you are clearing the property for a deceased relative you may still qualify.

To collect your Just Reward:

  • Make sure you have paid up the rent
  • Make sure you have avoided any recharges
  • Give us vacant possession. That means no-one is left in the property
  • Give us four weeks warning that you are leaving by completing a Notice of Termination, giving your forwarding address. (You do not need to give four weeks notice if you are transferring)
  • Return a full set of labelled keys to the property (including communal door keys or fob, window lock keys and any store cupboard keys) by noon on Monday to avoid another weeks rent being charged.
  • Some alterations you have made may need to be removed. If you
    are not sure call the New Tenancy Liaison Officer at your area office to arrange a visit to your home and advise.
  • Remove all belongings and rubbish from the property and garden, leaving it clean and in good repair.

If you have bulky items like furniture or white goods that you do not want to take with you when you move, please ring the Bulk Refuse Team on 020 7527 6823 (9am and 5pm Monday-Thursday; Messages can be left). They will usually arrange collection the following Saturday.

You can leave nets or curtains at the windows if you do not need them. They can discourage squatters.

If rent is owed at the time of moving or you are the executor of the former tenant’s will, the reward will be paid to the rent account. Otherwise the reward will be paid to the vacating tenant or if deceased, their relative who has cleared the property.

RECHARGES - WHEN YOU MOVE

HFI will ask you to pay the cost of repairs that are your responsibility, removing rubbish, and removing unwanted furniture and floor coverings including laminate or wooden flooring. We call this a recharge.

What could you be recharged for?

  • For not returning a full set of keys by 12 noon on Monday or for returning them late
  • For leaving behind belongings, rubbish or floor coverings that you have fitted
  • For not leaving the property, inside and out, clean and in good repair and reasonable decorative order (Know which repairs are your responsibility)
  • For leaving the garden untidy
  • Improvements or minor alterations that you have left without our permission which we will need to remove, like built in shelving, non-standard lighting
    and electrical fittings, ponds, sheds or cat flaps.

If you have bulky items like furniture or white goods that you do not want to take with you when you move, please ring the Bulk Refuse Team on 020 7527 6823 (9am and 5pm Monday-Thursday. Messages can be left). They will usually collect your items on the following Saturday.

Please do not leave any rubbish or belongings in the property. HFI will be charged a standard rate of £290 for removal by our contractor. To reflect the delays caused and extra cost, HFI will recharge you two weeks extra rent and will bill you for the remaining debt up to £290.

  • One weeks extra rent if you do not hand in a full set of keys or if you hand in the keys late (after 12 noon on Monday)
  • Two weeks extra rent plus a recharge if you leave rubbish or belongings in the flat, garden or balcony
  • We will recharge you for the cost of repairs that we reasonably decide are your responsibility

REMEMBER if you don’t repay a recharge HFI can refer this to a debt-collecting agency or take legal action.
