HFI Residential

HFI Residential was launched in 2011 to provide a first class, professional lettings and property management service to leaseholders. Our experience and knowledge of housing management means we can provide leaseholders with a unique and personal management service. Our staff believe that we are not just dealing with brick and mortar.

This service is offered to HFI leaseholders who let, or are planning to let their property on the open market to private professional tenants. HFI will work with a lettings agency to market and advertise the property in order to find the best tenants and then manage the property on behalf of the leaseholder.

A competitive rate
Together with the marketing of your property to secure the best tenants, our fixed rate lettings fee, and a comprehensive range of inclusive services HFI Residential is the best value for money on offer to landlords in Islington.

We charge landlords a one-off fee of £750 plus VAT for lettings. The lettings service offered by the lettings agent who is managed by HFI consists of:

  • marketing your property to secure the best tenants
  • arranging and supervising viewings
  • full credit check on potential tenants
  • tenancy signing
  • collecting the deposit and administration fee

HFI Resident charges a 5% plus VAT management fee on the monthly rent collected.

Our property management service
We have a highly efficient property management service which will provide you and your tenant with an excellent and reliable service. This includes:

  • rent deposit and collection and the issue of a monthly statement
  • arrears collection (up to but not including any legal action)
  • property inspection, one visit at six months by your HFI account manager
  • organising repairs
  • out of hours emergency repair line
  • dealing and resolving any antisocial behaviour issues
  • bi-monthly courtesy call/email to landlord
  • three monthly courtesy phone call or email to the tenant
  • health and safety inspection (carried out at property viewing)
  • named contact at HFI Residential

Optional services
The management fee will not include the following but the landlord can use HFI Residential to provide these services if required:

  • Energy performance certificate (EPC)
  • Gas Safety certificate
  • Electrical check or PATT testing
  • actual cost of repair
  • empty property refurbishment service

Landlords will pay additionally for repairs and replacement of fixtures, fittings and furniture.
