Planned Maintenance

This team is part of the Repairs and Preventative Planned Maintenance section although retaining a close link with the services design team.

The team deals with the management of mechanical and electrical repair services to HFI residents, including management of the individual and communal gas and lift servicing contracts. Responsibilities include the
day-to-day repair and cyclical maintenance of the mechanical, electrical services in all Islington Council housing stock ensuring that individual and communal heating systems and lifts are serviced and maintained in accordance with the Council’s statutory obligation as a landlord.

The team is also responsible for the management of stand-alone lift services capital projects and where necessary acts as lift services consultant on large architecturally led projects.

This team consists of two sections:

The Investment Team
is responsible for monitoring performance on the capital programme. The team recommends strategies for investment in the housing stock, allocates resources and records performance in terms of financial spend and work carried out.

The Asset Management Team is responsible for developing HFI’s stock information and integrated data system to enable HFI management to formulate the planned maintenance and improvement of the managed stock.

The Consultation Team is engaged in all aspects of resident consultation associated with the delivery of the HFI’s capital programme. The team ensures that residents are fully consulted on all proposed works and that any concerns expressed are adequately and appropriately addressed. The team is also responsible for the dissemination of information regarding works programmes to all interested parties including Area Housing Panels and Councillors.

This team consists of three sections:

The Quality & Benchmarking Team is responsible for maintaining and managing the quality system and supporting the Property Services management team in the drive for continuing improvement. Property Services is fully ISO9001 2000 accredited across the entire service and has an extranet site available to our framework partners ensuring they follow our processes when managing contracts on behalf of HFI.

The Procurement Team is responsible for managing all procurement undertaken by HFI and ensuring that the most appropriate method of procuring works and services is used wherever possible. The team is also responsible for maintaining the HFI register of contracts.

This team provides the strategic and operational focus for HFI on all aspects of health & safety management including.

  • Developing safety policies and guidance
  • Providing health and safety related advice, information and support to tenants, residents, staff and all other stakeholders
  • Carrying out safety audits of premises
  • Assessing construction phase health & safety plans
  • Carrying out construction site visits where projects covered by the Construction (Design and Management) Regulations are in progress

Repairs and Maintenance (Day-to-day)

Legal Repair
This team has legal and surveying expertise and responds to disrepair issues where the occupier of a HFI managed property has lodged a claim been. The team also deals with diagnostic work and larger projects beyond the scope of the Area Repair Teams. In the interests of tenants, the Legal Repair team work to prevent payments for unjustified claims.

Service Repairs Development
This team monitors the day-to-day repairs contract, working in partnership with Kier Islington Ltd to improve the repairs service, develop and implement new policies and procedures where performance issues have been identified.

The New Build and Regeneration Team manage from inception to completion the delivery of Islington Council’s programme of new build council homes. In addition, the team oversee the delivery of regeneration initiatives.
